KLI Companies is a trade name for Keith Lamparter Incorporated. I have been providing freelance/independent project management services for real estate development, design and construction projects on a contract basis since 2006. I am presently based in Phoenix, Arizona but my projects have been located in Arizona, Texas, California, Wyoming, Idaho, Florida, Puerto Rico, and most recently in north-central Africa in the Republic of Chad.
My primary career has been as a day-to-day manager for real estate development and construction projects, typically acting as the owner’s representative. My primary areas of expertise are in creating project budgets and cost estimates, managing the professional consultant design team, pre-construction and construction management, and working with governmental agencies on entitlements and permits. I also typically oversee the FF&E and OS&E procurement and installation process.
I am often asked what sets me apart from others in my field, and the easy answers are a willingness to roll-up my sleeves and get involved in the details and the dirty work so to speak, and an ability to avoid confrontation and find ways of cooperatively working with teams of people on a common goal. But I think what really sets me apart is my commitment to managing the project budget and the priority I place on looking out for the financial interests of my clients. I make sure that projects come in on budget, I never let my clients get blindsided by change orders and unforeseen costs, and I am always looking for smart, creative ways to hold the line on costs while maintaining standards.
I am also a resource to my clients for whatever it is they need. For example, a wind storm knocked over a tree directly onto the golf maintenance building at a resort. I quickly mobilized, located a contractor and structural engineer and took care of the work for my client, including working with the insurance adjusters. The bottom line is I take care of my clients’ needs, big or small, and represent their interests where required.
I have worked in the real estate development field since 1984. I began my career as a financial analyst underwriting projects and properties. I later raised capital for new project construction and acquisition and finally as a project manager for a master-planned community developer in California and later as Vice President of its hospitality development group. In 1995 I began working primarily on resort and resort residential properties and have held the positions of Design & Construction Project Manager, Vice President Construction and Development, and L.L.C. Managing Director. Significant non-KLI projects include the Four Seasons Resort and Private Residences in Jackson Hole, Wyoming, the Westin Kierland Resort and Kierland Commons in Scottsdale, Arizona, and Terrenea Resort and Residences in Rancho Palos Verdes, California. I started my own firm, Keith Lamparter Incorporated, in 2006 at the request of a future client so I could provide services on a contract basis rather than as an employee. Working under the trade name of KLI Companies, significant projects have included a planned new Four Seasons Resort and Private Residences in Puerto Rico, The Boulders Resort, in Carefree, Arizona, and the El Conquistador Resort in Puerto Rico. KLI Companies also provided evaluation of the Grand Canyon South Rim facilities, Grand Canyon Railroad and Yellowstone National Park Lodges as part of an advisory team for the 2008 acquisition of Xanterra Resorts. in 2013 I changed my trade name to KLI Project Management for my contract work on real estate projects.
